Progress billing template
Progress billing invoices the share of each phase that is complete. For each line, earned to date is the scheduled value times percent complete; this period is earned to date less what was billed before. Retainage is held back from this period and released at completion. Fill in the schedule and download it as a CSV.

Common questions
- The line has been billed for more than is earned, which is overbilling. The template flags it. Either the percent complete is understated or an earlier invoice ran ahead of the work.
- On the final invoice, set retainage to 0, because nothing is withheld once the work is complete, and enter all the retainage held on earlier invoices as retainage released. Both are then paid: the remaining work and the release. If the contract releases retainage in stages, keep the rate and enter only the part released on this invoice.
- No. AIA publishes its own standard payment application forms, which are licensed separately. This template follows the same schedule-of-values arithmetic so you can work out the figures.
- No. The template runs in your browser. Nothing you type is sent anywhere or stored. Download the CSV to keep a copy.
